Palmetto (a small town just North of Bradenton, close to the Sunshine Skyway Bridge) On the Manatee River, close to deep water marinas, restaurants & shopping there are three projects.
The 1st of the Palmetto projects will have three 14 story towers overlooking the Manatee River. Bldg # 1 is sold out & will soon be completed. Bldg # 2 is sold out & tentative completion date is fall of this year. They are now taking reservations for Bldg # 3. Completion date is targeted for January 2007. The size of the units in the towers range from 2077 sq.ft to the 4715 sq.ft. penthouses. The price range for Bldg # 3 starts at $573,000 to $2 million for the penthouse units. In addition, there are 80 building lots, with only 24 lots available for single family houses on the boating channel.
Another Palmetto project will have five 7 story buildings. 42 units per building, with 5 floor plans. It is also on the Manatee River. Bldg #1 is occupied. Bldg # 2 has two Penthouse units available. The price on the penthouse units are $1,279,900. Bldg # 3 is approx 95% sold out. These range in size from 1845 sq.ft. to the 4993 sq.ft. penthouse. The price range is $474,000 to approx. $1.5 million.
Nearby is another Palmetto project which has River Views but not located directly on the River, is soon to start. This project will be two 12 story towers, 6 units per floor. They range in size from 1616 sq.ft. to the 3653 sq.ft. penthouses. The price range is $450,000 to $800,000. (The penthouses are sold). Bldg # 1 is approx 90% sold. Bldg # 2 will be ready for contract later this year.
The last project in Palmetto, is located in an existing golf community. It consists now of single family homes, villas & townhomes. One tower is in the reservation stage now with 80% sold. The prices start at $619,900 and the penthouse units are $999,900. This community will continue to grow with another 60 single family homes, 3 mid-rise towers & several 2 story condos which are in the planning stages at this time.
Bradenton
Debi & Rory visited another project on the Manatee River. This project will consist of 3 towers. Tower # 1 is 8 stories, sold out & under construction. Tower # 2 will be 14 stories - it's approx 90% sold. Construction for this tower will start in the fall. Tower # 2 price ranges from the mid $300's to $1 million. Tower # 3 soon to be released. This project is close to the art/theatre/museum/park district.
Sarasota
On the Inter Coastal Waters is a 5 Tower Project in Sarasota.

In the 1st Building, there are only 2 units available. These units will be completed in November/December of this year.
1720 sq.ft, 2 bedrooms, 2 baths on the 4th floor. Price is $690,000.
2024 sq.ft, 2 bedrooms, 2 baths on the 3rd floor. Price is $735,000.
In Building 2, there are only 5 units available - these are better units - better views. These units are on the 6th & 7th floors. The prices are approx $90K more than the units in Building 1. These units will be completed middle of next year.
Building 3 is already already sold out.
Buildings 4 and 5 will be released end of October.
Bldg 4 prices start in the mid $500's.
Bldg 5 start in the High $600's. Bldg 5 is on the water with panoramic water views.
In the heart of downtown Sarasota, another project is under construction now.
One 15 story tower featuring 92 two and three bedroom residences plus 14 penthouse units on the top 3 floors. There will be 106 condo units in this building. Currently, there are 7 penthouses available - price range is $1,172,900 to $1,684,900. The sizes range from 2873 sq.ft. to 3373 sq.ft. Construction is well underway with the 5 parking levels completed. Completion is scheduled for the fall of 2006. Again, these units are not assignable, however, you can have a simultaneous closing. The sales office is currently starting re-sales this week. They have 3 re-sale condos that are available if you are looking to purchase as an end-user. However, I must tell you, a re-sale is NOT first line pricing. The size ranges from 1440 sq.ft. to 1483 sq.ft. The price range is $750K to $825K.

We have weblinks, brochures, floor plans, & individual pricing for all the above projects. We also have some digital photos of some of the job sites. The amenities are similar in all the pre-construction projects, however, some are geared to golf & tennis, some to boating & some to downtown art & business districts.
All have swimming pools and clubhouses for social events. Covered parking is typical on the 1st & 2nd floors. The 3rd floor is the 1st living floor in most towers. In most towers, the view starts on level 4 or 5. Typically, the higher up you go, the more expensive & valuable the unit becomes.
The inventory list changes daily as this Florida market is active right at this time. Some reservations confirm the price & the unit. Once you go to contract, the price & unit cannot be changed. The "normal" required down payment is 20% which can be split up over a few months - Typically, 10% at reservation and another 10% at contract which could take up to 40 to 60 days from reservation. I would be happy to explain this further. Each project is different.
At all the sales centers that Debi & Rory have visited, they continually heard the same advise, "don't wait until the project looks pretty, buy now, before the shovel is in the ground or you will be too late for 1st line pricing" in other words, don't wait for it to look pretty and be landscaped!
One of the articles that Debi & Rory read in a Marco Island Publication was very interesting about baby boomers. It stated that every day approx 11,000 people in the United States turn 50 years old & will continue for 15 years. That's a lot of baby boomers! More and more people will continue to retire & move south to the nicer climate. Everyday approx 900 to 1,100 newcomers move to Florida. Florida has one of the nation's most dynamic real estate markets.
